AI acquisitions negotiator

Your negotiator can't cross the number you set.

AI DealMaker negotiates every seller conversation inside your Maximum Purchase Price, and never above it.

ContractFlow is the only AI acquisitions negotiator that cannot go over your authorized number. Every offer is checked against a ceiling it has no power to move.

123 Main Street · the next Move

"If we could get closer to our number, would you be comfortable with an as-is sale and a 30-day closing?"

Why: Seller is now at $145,000 with no conditions. Trading closing speed and as-is condition can close the gap without moving the ceiling.

How it works

From first message to signed agreement

Set the ceiling

Authorization computes your Maximum Purchase Price from ARV, repairs and your wholesale fee. One number the AI cannot cross.

ARV $300,000 × 70% − repairs $45,000 − costs $9,000 − fee $10,000

No integration required. Paste a text thread or a voicemail transcript and get the next Move.

Agreed terms, checked

Every term is painted green, yellow or red against your Authorization before an agreement goes out for signature.

Authorization

The ceiling is math, not a mood

Every deal opens with an Authorization: ARV, repairs, closing and holding costs, and your wholesale fee. From those four numbers, ContractFlow computes a Maximum Purchase Price, a Target Purchase Price and an Initial Offer, and shows the assumptions behind each one.

If a seller asks for more than the Maximum Purchase Price, the Stage moves to Human Review. AI DealMaker will not go there.

Concession engine

Every concession is a trade

AI DealMaker never raises an offer without asking for something back — closing speed, as-is condition or possession. Price moves only when a term moves with it.

Audit trail

Every price can be reconstructed

Every offer and counter is recorded with the time, the seller's position, the AI's position, the reason and the authorization limit it was checked against. This is how the price was reached.

Why not the alternatives

Why not a VA, a CRM, or an AI setter

Cold-call teams and VAs

Cost $1,000–$4,000 a month, follow no consistent method, and nothing stops a call from going over your maximum.

Investor CRMs

REsimpli, DealMachine and REI BlackBook store the deal. None of them hold a ceiling or validate terms before a contract goes out.

AI setters

Retell-, Vapi- and Bland-built agents qualify and book. AI DealMaker reaches agreed terms and puts an agreement in the seller’s inbox.

Copilot and Autopilot

Two gears, so it works on day one

Copilot

Paste the seller's last message and get the exact authorized line back. No number, no provider, no integration to connect.

Autopilot

Connect your own number and provider. AI DealMaker runs the thread and checks every number before it is said or written.

Human approval is the default mode: AI DealMaker detects agreement, and you approve before an agreement is sent. Take Over is always one press away.

Deal passes

Deal passes, not tiers

One Deal Pass covers one seller negotiation end to end: the Authorization, every Move in the thread, the Agreed Terms summary, the generated Agreement and the Signing Room.
